Overall, our purpose is to assist landowners with Rural Asset Management, Rural Development and Rural Planning Applications.

  • We help landowners (large and small) to gain planning permission for either residential, commercial or employment uses.

  • Our aim is to significantly increase land value for our clients.

  • We are equally happy working with large parcels of land enabling hundreds of dwellings, or with small plots where you may want to in-fill with a single house or a few houses.

  • Gaining planning permission for the construction of new Agricultural Buildings on Agricultural Land for Agricultural purposes.

  • Assistance in preparing Prior Notifications.

Prior Notifications

A ‘Prior Notification’ is relevant where the works are Permitted Development but require Prior Notification to the Council, who can then request additional detail and may refuse the application if not satisfied with the detail. The majority of these applications require the Council to respond to the initial notification within a set period – generally 8 weeks. If they don’t respond then approval is automatically given.

It’s worth noting that a shortfall in Planning Authorities’ resources could have implications for Prior Notification applications.

• Agricultural Buildings to up to 3 separate houses

• B1(a) (Offices) to Houses

• B8 (Storage and Distribution) to Houses

• B1 (Office), B2 (Light Industry) and B8 (Storage & Distribution) are interchangeable

• Demolition of non-listed buildings

• A1 and A2 (Shops, Financial, Professional) to Houses

• Agricultural Buildings to a flexible use as A1 (Shops), A2 (Financial and Professional Services), A3 (Restaurants and Cafes), B1 (Offices), B8 (Storage and Distribution)

• Agricultural Buildings to a Registered Nursery

• B1 (Offices) to a Registered Nursery
